RESORT SEASONS & RENTAL POLICIES

Season Dates:

Off Season 3/21 – 5/12, 10/12 – 11/21, 11/29 –12/20

Mid-Season Rates & Holidays 5/13 – 5/26, 9/17 – 10/11, 11/22 – 11/28

In Season  5/27 – 6/18, 8/14 – 9/16

Peak Season  6/19 – 8/13

Min. Night Stay Requirements:

  • 3 nights – Off, Mid Season & Holidays, and other dates not listed below
  • 4 nights – In Season 5/31 – 6/4
  • 7 nights (Sat to Sat only) 6/5 – 8/28

Rates based on occupancy indicated.  Add $10 per night person (over age 2) above rate occupancy

 

Deposits

A deposit is due at the time of reservation, averaging 25% or more of total estimate.  For new reservations made within 15 days of arrival, 100% of payment is required.

Check in time is 4 pm. Check out is 10 am. Late checkout and early check in fees apply and must be approved in advance due to specialized cleaning times.

No Pets.  While we love dogs, but due to specialized cleaning time surrounding appropriate disinfection, we can no longer allow bringing of a small pet for reservations.  Unfortunately it is cost prohibitive based on cleaning needs at this time.

Cleaning Charges.  At times, cleaning charges may be applied based on cabin size and number of persons and always with reserved groups of three or more cabins. Fees range from $20-$75 per stay.

Renter is asked to leave cabin in good condition with dishes cleaned & put away and garbage removed upon departure. We provide dishwashing detergent, kitchen linens, garbage bags, brooms and vacuums for use during your stay. 

Please report any maintenance needs or damage to the office during your stay so we can help you enjoy your time here.  Renter will be responsible for property damage outside of normal wear and tear.

Our cabins are unique, historic pinewood. For guest and property safety, absolutely no smoking, no vaping, no incense burning, no fish frying and no open flame candles inside any cabin. Evidence of such will result in a $200 fine for special cleaning and possibly property removal.  Please use any portable grills and smokers 10 feet from cabins for safety.

 

Cancellation Policies: 

Being a small resort, 95% of our reservations are made well in advance. Once a specific unit is reserved for specific dates, it becomes unavailable to others. No refunds can be given for late arrivals or for early departures. We make every effort to promote and fill cancellations under these cancel by windows:
 

  • Off Season - 30 days prior to reserved arrival
  • Mid-Season - 45 days prior to reserved arrival
  • In Season & Peak - 60 days prior to reserved arrival

If a cancellation must occur after the above “cancel by” date, the deposit is forfeit and renter is responsible for balance due against any of their reserved dates that go unfilled.  There are no refunds for bad weather, including Acts of God and lake flooding, if the cabin/resort is open and operational.

A small handling fee of up to 10% of the deposit may be deducted for charges associated. For special events and tournament events, different cancellation and payment windows may apply and will be shared at reservation.

Due to COVID 19, if unforeseen quarantine at home or hospitalization is required  (proof may be requested), and you must cancel 7 or more days prior to arrival in Off and Mid Seasons, while deposit is forfeit you will be responsible for only 50% of balance due for nights left unfilled for Off and Mid Season reservations. Due to advance booking needs for Holidays, In Season and Peak Seasons, and under 7 days of arrival, normal cancellation policy will apply.)  As much advance notice as possible allows us in most circumstances to fill a vacancy. 

A paid deposit for your confirmed reservation indicates agreement to these resort policies. Thank you for taking the time to review these policies.
