2025 Season - Stay Requirements*
- Nightly rates are based on a 2-3 night minimum stay in the Spring and the Fall Season.
- A 7-night stay (Saturday to Saturday) is required from May 31 – August 22.
- A 3-night minimum stay is required for winter holidays.
- A 4-night minimum stay is required within the following dates:
- May 22 – May 30
- August 22 – September 7
- Cabins 11 Loft Cottage, 12 Studio, and 14 Beach House cottage drop to a 4-night minimum (vs 7-night) August 16th - September 7th
*Outside of summer dates, a Saturday Check-in cannot be booked online unless the stay is 7+ nights. Please CALL to make your reservation if interested in a Saturday check-in for 7+ nights during Spring & Fall
Cancellation Policy
Our policies are meant to be fair to all guests renting and looking to rent one of our 14 cabins. Ninety percent of our reservations are made 90+ days in advance.
To modify or cancel your reservation you must call the resort office at 417-779-4360. (Email cancellations not accepted).
We can give no refunds due to late arrival or early check outs, Acts of God or unforeseen weather conditions, including flooding, if the cabin/resort is available for accommodation. A reserved guest who has paid a deposit is responsible for all days reserved and agrees to all reservation charges and cancellation policy.
Reservation Deposit/total Payment made is refundable minus a process fee of 5% of deposit/payment made if cancelled by the following “Cancel by” date as follows*:
- Reservation with an arrival date prior to April 18 and after Sept 18, deposit is refundable if canceled 30 days from reserved arrival date (minus process fee).
- Reservation with arrival April 19 – May 14, deposit is refundable if cancelled 45 days from arrival date (minus process fee).
- Reservation with arrival between May 15 – Sept 17, deposit is refundable if cancelled 60 days from arrival date (minus process fee).
For any cancellation past the cancel by window, only nights "refilled" can be refunded, minus a 10% of payment rebooking fee.
Renter agrees this refund can only occur after the original reservation dates to ensure the resort has the ability to refill those nights and provide the best refund possible.
We make every effort to fill any cancellation, however last-minute cancellations are more difficult to fill. Thank you for your understanding.
*Special events (Nature’s Arena concerts) and lake event fishing tournament event dates (i.e., Big Bass Tour) follow a 60-day cancellation window. Please call for questions on special lake/area events. In special cases, a 90-day cancellation may apply which will be informed with estimate.
Deposits and Payments
Payment Balance: If not paid in full, balance is due 30 days prior to arrival date. Balance of payment can be made through the "Payment due" email communication or by calling the resort office 417-779-4360. Communication will be sent to the guest email on folio. For any unpaid balance under 30 days from arrival, we reserve the right to charge the reservation through the reserving card on file. If for any reason the balance payment does not clear, charges are denied, and our attempts to contact you by phone and email are unsuccessful we reserve the right to cancel your reservation with refund only applicable to refilling the stay as described in our cancellation policy.
Incidentals and onsite boat rentals accrued during your stay must be paid at the resort office by 3 pm the day prior to departure. You agree incidentals can be charged to the reserving credit card after the 3 pm deadline with provided receipt. Final payments in excess of $2,000 will be subject to a 5% process fee.
Rental Agreement and Rules
Check in is 4 pm - 6 pm Please check at the office for your key/key code upon arrival. Online reservations require valid driver’s license at check in of person making reservation. We cannot provide use of facilities or accommodations prior to 3 pm to ensure property and cabins are ready for your check in, without prior approval. Check out is by 10 am.
No pets allowed. All cabins pet-free. We love animals, but our side-by-side cabins are not conducive for appropriate pet management without the potential discomfort of others. Bringing a pet will forfeit your check in and reservation as a last-minute cancellation at full charge. (See cancellation policies.)
All cabins are non-smoking, and ash buckets are provided on every porch. Please no smoking or vaping. Pinewood cabins absorb odor, so no fish cleaning or frying, curry cooking, wax burner or open flame candle allowed inside any cabin. There is a $300 min. fine for specialized cleaning for evidence of breaking this policy.
Damages and Cleaning Fees: Any damages must be reported to the office as soon as possible. You are responsible for the cost of repairs, additional cleaning, and the replacement of non-consumable items necessary to make accommodations comfortable to future guests. Cleaning fees will be applied proportionally to the size of the cabin rented.
Fuel tanks and gas grills/broilers: Portable fuel tanks and portable propane grills/broilers brought must be stored and used 10 feet or more from any of our pinewood cabins for safety. Please do not leave flaming firepits unattended.
Max occupancy applies to all cabins. No boisterous parties. We ask guests to please respect quieter hours after 10:30 pm.
Behavior Policy: Drunkenness and resulting misbehavior due to drugs and alcohol will not be tolerated and by law is grounds for expulsion from property. We respectfully ask any guest to not smoke cannabis on property and certainly prohibit smoking cannabis in the presence of children and other guests not in your group to prevent unintended exposure. Boisterous parties and inappropriate attire not allowed.
Electric Car (EV) parking must be pre-reserved for specific Plug & Park areas and may not be plugged into cabins along the lakeshore and charges of $7 apply per 24 hours of charge.
Visiting Guests: As a private resort, and due to guest safety and comfort, we require persons just visiting a rental/registered guest to sign our Visiting Guest Register at the office upon arrival – no exceptions. If visiting guests will be using our facilities such as the pool/hot tub, or the dock for fishing, etc., an occupancy usage charge of $3/child under 14, $5 per adult will be added to your balance. For the comfort of all guests, we will limit to no more than 8 visiting guests total per day. All visiting guests must leave by 10 pm.
No Subletting. Renter agrees reservation(s) will be made for short-term rental for the dates requested/reserved only and for the person reserving only and their accompanying guests. Renter agrees not to sub-rent or transfer rental. If for any reason the reserved guest cannot be onsite at check-in, please call. (The reservation must be transferred to other adult in party to become primary lessor and registered as the reserving guest.)
I understand that proof of valid state ID will be required at check in to verify rental reservation and dates, and that inability to provide so may result in cancellation without refund.
Reserving guest must be 21+ years of age and responsible for themselves and all accompanying guests following resort policies per agreement. If renter is renting multiple cabins, renter understands additional cabin buildings will require registration by a responsible adult for each building for code enforcement and guest safety. By making a reservation through this site you warrant that you are legally authorized to make these travel reservations and/or purchases for yourself and for persons for whom you are authorized to act and will be joining your reservation, and that you are 21 years of age. (If you are younger than 21 and above 18 years old please contact Happy Hollow Resort directly.) Reserving through this site is available only to individuals and entities that can form legally binding contracts under applicable law.
Pool is open May 15 – Sept 30 daily from 10 am – 10 pm. No children under 14 years old allowed inside fenced pool/hot tub area without adult age 18 years and older. No glass / glass bottles inside fenced pool area.
Hot Tub heated from 6 pm – 10 pm daily. For safety, no children under 5 years old allowed in poolside hot tub.
Boat rentals require a $25-50 deposit per day reserved, paid separately from initial reservation. If interested in a boat rental, please call 417-779-4360 prior to your stay. All watercraft rental drivers must have on person a current, valid driver’s license, and all drivers born 1984 or after must additionally show a state issued Boater Safety Certificate Card. The deposit is applied to rental balance if boat is returned “Full” or fuel cost plus $20 labor surcharge will be applied against the deposit.
Boat slip reservations must be made in advance to accommodate space and parking.
Community Firepits: firewood provided. Please do not build a fire and leave it unattended, for safety.
We reserve the right to modify reservation stay at the time of stay for fraudulent or inappropriate activity or by evidence of violation of state laws or violation of resort rules.
